Welcome to Your Property Orientation

At Neu Eckert Development, LLC, we take pride in delivering homes we are proud to stand behind. This orientation is a guided pre-closing walkthrough designed to familiarize you with the property, its systems, and its everyday operation. It is also an opportunity to identify any items that may need attention before closing.

What This Orientation Is — and Is Not
What this orientation is for We will walk the home with you, explain major features and mechanical components, demonstrate the thermostat and appliances, and document any legitimate items that require follow-up before closing.
What this orientation is not This is not a redesign meeting, a scope change discussion, or a hyper-detailed cosmetic inspection. It is a practical, professional walkthrough intended to prepare you for move-in and capture items that genuinely require builder attention. This is where we create our general punch list.
Orientation Standards

To ensure consistency and fairness, Neu Eckert Development, LLC follows Builders Association of Greater Indianapolis (BAGI) standards during the orientation.

  • The home should be reviewed in natural light whenever possible.
  • Interior paint, trim, drywall, and similar finishes are viewed from approximately 6 feet away.
  • If a blemish is not visible from 6 feet under normal lighting conditions, it is not generally considered a defect.
Important Concrete Expectations
  • Concrete concerns are generally addressed only when cracking is 1/4" wide or greater.
  • Concrete concerns are generally addressed only when vertical displacement is 1/4" or greater.
Concrete is a natural product Concrete will do three things: harden, change color, and crack. Hairline cracking and color variation are normal and expected conditions.
How the Walkthrough Will Work
  • We will move through the property together, room by room and system by system.
  • We will explain where key items are located, including mechanicals and shutoffs.
  • We will demonstrate the operation of major items such as thermostats and appliances.
  • Any qualifying punch list items identified during the walkthrough will be documented for follow-up.

Please note: the requested closing date and time are subject to the title company's schedule and availability, and cannot be confirmed until coordinated with the title company.
